The main differences of a custom home builder to a volume builder is the flexibility we provide for our clients. As a smaller local business, we work closely with you to design and prepare plans, customise your home fixtures and finishes, and guide you through each stage of the project.
Volume builders on the other hand provide less flexibility, typically where clients pick from a range of standard designs. Additionally, you may be limited with the fixtures, fittings and design options that are available to you and your home.
Before a price can be given, various things to consider are:
- The size of the build – How many m2?
- Design complexity – Single or multi-story, angles or curves, roof lines etc.
- Inclusion – Basic through to high-end.
- Site layout – Flat, hilly, accessibility, orientation, flood zone, etc.
After working with the client on these areas, an accurate contract price can be given.
These are the costs of preparing the site, ready for construction.
These may include but are not limited to:
- Upgrade of any services (Electricity, water, gas)
- Demolition of existing structures
- Tree removal
- Access to building site
- Retaining walls
